What Resurfacing Asphalt Means
Asphalt resurfacing means placing a new layer of hot-mix asphalt over existing pavement. It is a good choice when the surface is worn, gray and cracked but the base below is still firm. HomeGuide says an overlay on a driveway in reasonable condition can save roughly 20 to 30 percent compared with full replacement. For lots and private roads, resurfacing can buy many more years of service without tearing everything out.
When it works and when it doesn't
Resurfacing works on pavement with scattered narrow cracks, light raveling and no soft spots. It does not work over a failed base: alligator cracking across large areas, potholes that return, sunken areas or broken edges. Angi recommends replacement instead when there are cracks wider than a quarter inch, major potholes, drainage problems or a driveway over 20 years old. Cracks that follow the Hayward Fault will also come back through any overlay.
Preparing the pavement
We seal existing cracks, cut out and replace failed areas full depth, clean the surface and apply a tack coat so the new layer bonds. Where the new surface would rise above a garage slab, sidewalk or gutter, we mill the edges down first so it ties in flush.
Lots and HOA roads
On larger areas, resurfacing is often combined with full-depth patches in the worst lanes. We map the property so you can see which areas get patched first, and we schedule the overlay so the lot stays open in phases.
Timing
Resurfacing is best done in dry months. New asphalt should cure three to six months before sealcoat.
Compare the options
We price overlay and replacement side by side when it is close, so you can weigh cost against expected life.
Resurfacing vs. sealcoat
Sealcoat is a thin protective coating that does not add strength or fix roughness. Resurfacing adds a structural layer of new asphalt. If your pavement is smooth but faded, sealcoat is enough. If it is rough, raveled or cracked, resurfacing may be the better choice.
Common Hayward candidates
Driveways and lots replaced in the 1990s and 2000s are often good candidates: the base is sound, but years of sun and rain have left the surface rough and cracked. Commercial lots with a few failed areas can also be resurfaced after those areas are patched.
Thickness and grade
We write the overlay thickness into the scope and check that the new surface still drains to the street and meets the garage, walk and gutter without creating a step.
Resurfacing Scope
Resurfacing includes the prep that makes the overlay last.
Crack sealing
Cracks cleaned and filled before the overlay.
Full-depth patching
Failed areas removed and rebuilt.
Edge milling
Edges ground down so the overlay meets slabs, walks and gutters flush.
Tack coat and overlay
Bond coat applied, then hot mix placed and rolled.

Asphalt Resurfacing Questions
What is resurfacing asphalt?
A new layer of asphalt placed over existing pavement after cracks are sealed and failures are patched.
Is resurfacing cheaper than replacing?
Usually. HomeGuide estimates savings of about 20 to 30 percent when the base is sound.
Will cracks come back after resurfacing?
Not if the base is sound and cracks are sealed first. Cracks over a failed base or the Hayward Fault will reappear.
How long until I can sealcoat?
About three to six months after resurfacing.
