Driveways for Flatland and Hillside Homes
Asphalt driveways in Hayward come in two main types. In the flatlands, from Mount Eden to Tennyson and Harder-Tennyson, many homes are postwar single-story houses with short, straight driveways that have been patched for decades. In the hills above Mission Boulevard and around Cal State East Bay, driveways are steeper and often curve, with runoff to manage. Both can be built to last, but they fail for different reasons and need different attention.
Flatland driveways
Low ground near the bay drains slowly, so the subgrade under an old driveway is often soft and damp. Driveways here tend to sink near the garage, crack into small blocks where cars park, and hold puddles after a storm. A new driveway needs the soft soil dug out, a compacted aggregate base, and a surface that falls toward the street. HomeGuide describes a typical residential section as 2 to 3 inches of compacted asphalt over 6 to 8 inches of compacted base.
Hillside driveways
On slopes, water runs fast and attacks the downhill edge and any bends. We grade a slight cross-slope to send water to one side, support the edges with compacted rock or a berm, and add a drain at the bottom if the driveway falls toward the garage. Asphalt is compacted in shorter sections on steep grades so it does not shove.
Over the fault
In some neighborhoods the Hayward Fault crosses driveways and streets. The fault creeps slowly at the surface, and a crack over it will reopen over time. We seal those cracks with flexible material and tell you plainly what to expect, instead of selling a repair that cannot hold.
The approach and sidewalk
Work that reaches the sidewalk or curb is in the public right-of-way and needs a City of Hayward encroachment permit, issued to a contractor with a City business license and an accepted license class. Standard permits take about five to ten business days. We plan that into the schedule.
After paving
Keep cars off for a few days, avoid turning the wheel while stopped, and keep kickstands and trailer jacks off the new surface for the first few weeks. Hold off sealing for three to six months, then seal every few years and fill cracks before the rainy season.
Choosing asphalt
Angi lists asphalt driveways at $7 to $15 per square foot and concrete at $8 to $18, with concrete lasting longer and asphalt easier to repair. In fault zones, asphalt's flexibility and easy patching are real advantages.

Asphalt Driveways Questions
What does a new driveway cost in Hayward?
HomeGuide lists about $5 to $12 or more per square foot and Angi $7 to $15. HomeGuide puts a 500-square-foot driveway at about $2,500 to $6,000. Base repair on damp ground and any sidewalk work add to that.
My driveway sinks near the garage. Why?
Usually the base there is soft from water collecting against the slab. A new driveway fixes the base and slopes the surface away.
Do I need a permit for a new driveway?
Not for work on your lot alone. Work on the sidewalk or curb cut needs a City of Hayward encroachment permit.
How long does it take?
Most residential driveways take two to three days from removal to paving.
