Driveways in San Lorenzo Village

Asphalt paving in San Lorenzo usually means rebuilding driveways at homes from one of the country's early planned communities. In 1944, under a U.S. Navy contract, the David D. Bohannon Company began building San Lorenzo Village, a tract of two- and three-bedroom homes for East Bay war workers, with land set aside for schools, churches, parks and stores. It was described as the largest privately financed housing project on the West Coast during World War II. Many of those homes still have narrow, original-width driveways.

Flat, low ground

San Lorenzo sits at about 36 feet. Flat lots drain slowly, so a new driveway needs a firm base and a slope set with instruments so water reaches the street.

Wider driveways

Homes built for one car now often hold several. Widening within the lot is common; changes to the curb cut need an Alameda County encroachment permit.

County rules

San Lorenzo is unincorporated and governed by Alameda County. The County requires an encroachment permit for work in County roads and rights-of-way, listing driveway construction and sidewalk repair among the examples.

Growth

The population grew 26.1 percent from 2010 to 2020, to 29,581, and 64.1 percent of homes are owner-occupied.

Typical work

Full replacement of old driveways, widening, repairs and sealcoat.

Working in the Village

The village plan set aside land for schools, churches, parks and shopping, and the streets are laid out in regular blocks of similar homes. That means many driveways are the same width and age, and many have the same problems: thin original asphalt, settled sections near garages and sidewalks lifted by street trees. We replace them with a compacted base, slope the new surface to the street and finish flush at the garage. Homes on the same block often schedule together, which can save on mobilization.

Commercial

Shopping areas and church lots built as part of the village plan need repairs, sealcoat and restriping.
